AnsNo… bidding is simple. You will see how easy and fun the process is and be ready to make a bid for yourself.
Q. Do I need to register to bid for the online auction?
AnsYes. You can pre-register online for the auction. Registration is free of charge and everyone is welcome.
Q. What kind of properties can you buy at this gigantic online land auction?
AnsThere is something for everyone. We offer a wide variety of land parcels… from small city lots to large piece of acreage. And the best part is we offer very low minimum and starting bids so almost anyone can afford to own property.
Q. How did you acquire your properties?
AnsThe properties were acquired from many different sources, including private parties sales, estate sales, banks, foreclosures, bankruptcies, government tax sales, among some of the ways. Basically, we looked for bargains, so that hopefully you will also find and buy a bargain..
Q. Is there a Buyer’s Premium or document fee?
Ans Yes. A Buyer’s Premium equal to 10% of the Winning Bid Amount will be charged and a one time $495 document fee for the preparation of the documents.
Q. Are there any liens on the property?
Ans There may be. It is possible that real property taxes or other assessments exist which are unpaid. You are encouraged to investigate the status of the property including the possibility of unpaid liens and assessments. The properties are sold AS IS, WHERE IS subject to any liens, assessments, dues, fees and/or penalties. So, any and all delinquencies will be the Winning Bidders responsibility. Q. Should I look at the property prior to bidding?
AnsYes. You should conduct whatever due diligence, including visiting the property, you deem necessary to make an informed decision. We have not seen all the properties and it is your responsibility to make sure that a particular property suits your needs. You shouldn’t buy land without looking at it first. (See the Auction Terms and Conditions)
Q. What if I don’t have time to look at the property prior to the auction?
AnsThen you probably should not bid. We urge you to inspect any parcel personally before bidding. Investigate before you invest! Spend your money wisely and be fully informed prior to making your bid.
Q. If I buy something, do I need to pay the entire purchase price immediately?
AnsYes. Winning Bidders will be charged the total purchase price immediately at the close of the auction. (See the Auction Terms and Conditions)
Q. Can I buy as many properties as I want?
AnsYes, but remember, all purchases must be paid for in full on auction day and in CASH – there will be no financing available.
Q. Do I pay any sales tax on my purchase?
AnsYes. In addition to any delinquent amounts, if any, that may be due, you will be required to pay all State/County/City/Municipality required transfer or excise taxes that apply.
Q. When do I get a deed to my property?
AnsYour deed will be processed for recording within 30 days following the conclusion of the auction. Once recorded, you will receive your deed from the County. Return times vary by County/City/Municipality.
Q. What if I buy a property and I find out that it’s not what I want?
AnsAll sales are final and there are no refunds. That’s why it's so important that you investigate before you buy. Remember, you get to choose the property and you set the price.
