The First Look Program is an exclusive period for owner-occupants, government entities, and non-profits engaged in community stabilization to purchase properties on Auction.com without competition from investors.

First Look properties can be purchased by those intending to occupy the property as their primary residence, and can be purchased by government entities and non-profits that have been approved to purchase properties during First Look.

When registering for a First Look Auction, all buyers will be asked to confirm their status utilizing the guidelines below. Individuals or entities that do not follow the guidelines below risk removal from the First Look Program. 

  • Owner-occupants will be required to execute an affidavit during the closing process confirming that they intend to occupy the property as their primary residence. 
  • Government entities will be required to provide a letter certifying their status on entity letterhead during the closing process. 
  • Non-profit/for-profit entities that wish to purchase First Look properties must meet eligibility criteria and may be subject to verification and approval. 

The required documentation is dependent on the purchaser type, as follows:
• Owner-occupants – Signed affidavit agreeing that you will live in the property as your primary residence for at least one year after purchase.
• Government Entity – Letter on government letterhead certifying your status as a municipality.
• Non-Profit – You must provide entity documents certifying your status as a non-profit that is eligible pursuant to the applicable guidelines.

The first step is to find the property you want to purchase. First Look properties on Auction.com are sold in an online auction. Simply register for the upcoming auction, bid, and win. To expedite your closing, be sure to have your proof of funds and entity documents ready and available.

The Ability to finance a First Look property varies greatly by property based on occupancy status, condition and local guidelines. Be sure to perform due diligence before bidding by reading the property details and contracting documents closely to understand the terms of the sale.

No. As this is an exclusive program and access is based on buyer type and/or pre-approval, the buyer bidding on the property must take the title to the property during the closing process without exception.
